A vibrant new entertainment and housing precinct in Woolloongabba

As outlined in the Queensland Government’s 2032 Games Delivery Plan, there is a transformational opportunity for a world‑class entertainment and lifestyle precinct in Woolloongabba. Anchored by a new 17,000-seat indoor entertainment and sports arena for Queensland, the precinct will deliver vibrant retail, commercial and public spaces, as well as thousands of new homes.

The project aims to unlock new investment and innovation. It is an opportunity to transform Woolloongabba into an integrated, vibrant destination that will define the city’s future and deliver a lasting legacy beyond the Games  – including jobs and year-round social benefits for Queenslanders.

A Transit-Enabled future

The new second rail path through the core of the South East Queensland rail network will not only deliver five new train stations in convenient locations, the rail corridor also links Brisbane’s two major hospitals and multiple precinct intiatives including Herston Quarter at Exhibition, the Gabba Entertainment Precinct at Woolloongabba, and the Boggo Road Innovation Junction (BRIJ) at Boggo Road.

In total, construction of the new underground line is releasing nearly 7 hectares of prime inner-CBD land, including large scale development opportunities at Roma Street and Albert Street.

Woolloongabba Precinct Opportunity

Cross River Rail doesn’t just mean a new high-capacity underground station for The Gabba, it means there is an opportunity to develop a new ‘Station to Stadium’ precinct above the station. This video includes concept developments and designs which are not final or approved.

The video starts with an aerial view of the rail alignment highlighted and the camera begins to zoom in on Woolloongabba.

The Woolloongabba precinct is highlighted and walking routes from the new station to The Gabba, Vulture Street, Stanely Street and Logan Road are displayed.

The camera zooms down to the proposed forecourt of The Gabba as ghosted buildings start to display around the precinct. The camera then moves across the proposed station-to-stadium connection and then moves underground to show a side on view of the station.

A cutaway view of the new Woolloongabba station shows the station platform three levels below ground. The South East Busway is visible at ground level, and the interior of the station shows lifts and escalators taking people from ground level to the underground platform.

A train arrives at the platform and the view zooms in through the train carriage onto the station platform.

The camera moves up three sets of escalators to the ground level concourse and then outside, revealing a plaza of trees, gardens and concepts for possible commercial, retail and residential developments in the surrounding precinct area.

The camera than pans up to finish with an aerial view of the precinct.

Revitalising Woolloongabba's urban heart

Precinct connectivity

This dynamic precinct will cover an area of more than 9 hectares  and is directly connected to key public transport infrastructure with the South-East busway and Cross River Rail Woolloongabba station.

The new Woolloongabba station will be just a few minutes journey from the CBD, making the station site an ideal location for urban renewal and economic development opportunities.

Gabba Entertainment and Housing Precinct

Located just two kilometres from the Brisbane CBD and integrated with a new underground Woolloongabba Train Station and the South East Busway, the precinct’s central location ensures it is accessible and integrated into Brisbane’s cultural, hospitality, and tourism infrastructure.

The precinct will be delivered in stages, with a new indoor arena on the Gabba West site, followed by redevelopment of the Gabba East site. Following the decommissioning of the Gabba Stadium after 2032, the East site will deliver thousands of new homes, along with vibrant retail, commercial and public spaces to revitalise Woolloongabba.
